What the homeowner needed

A safe replacement, faster answers, and room for future plans.

Several builders had already visited, but proposals were taking too long. The homeowners needed a company that could move the bid forward, coordinate around a separate patio project, and help select a practical composite direction for a home with dogs.

The new deck also needed to work for family gatherings now and a possible roof later—without requiring the homeowners to commit to Freedom for that future roof.

How Freedom handled it

The grade, patio schedule, and future roof all had to work together.

The left side of the property dropped enough to make a conventional stair run cumbersome. At the same time, another contractor was preparing the patio below and the homeowners wanted to preserve a future roof option.

Respond while the decision was active.

Freedom completed the professional proposal within one week, giving the homeowners a clear scope while other bids were still pending.

Redesign the route to the yard.

An approximately eight-foot side walkway leads to the stairs, which return beneath the deck and land on the new patio.

Coordinate the patio sequence.

Freedom temporarily braced the work so the patio could be poured afterward without sacrificing the deck schedule.

Plan ahead without locking them in.

Future roof piers were poured during the deck project so the homeowners can choose any qualified roof contractor later.

Protect the family deadline.

The work was sequenced so the deck could be ready ahead of a July 4 family gathering.

The finished direction

One structure, several problems solved.

TimberTech Terrain Weathered Oak field boards are framed by TimberTech Terrain Dark Oak picture framing, borders, and dividers. White Veranda railing keeps the elevated structure visually light, while stair lighting improves the route to the yard.

DrySpace creates a more useful area beneath the deck. The future roof piers preserve the next phase without turning that future project into a condition of this one.
